These lands are EMPLOYMENT LANDS in a strictly EMPLOYMENT AREA. Employment lands are to be protected and such was stated in the JUST RELEASED Provincial Policy Statement 2024 and per Stouffville Official Plan. This site is NOT an appropriate site for residential use and would impede on the rights of other employment uses in the area e.g. noise control.
THERE IS A SHORTAGE OF EMPLOYMENT LANDS IN STOUFFVILLE! NO JOB CREATION!
There are PLENTY of RESIDENTIAL ZONED LANDS IN STOUFFVILLE! Especially for higher density, near transportation, and in more appropriate mixed-use residential zones! Stouffville has been approving plenty!
How will they control that the residents in the "apartment" building are strictly by definition "a senior"? And if they are planning to enforce the senior restriction, then isn't the permitted use of "Seniors Care Facility" sufficient? Why open it up to a catch all residential use of "apartment"?
I would be more understanding if they were asking for long-term care, which would generate EMPLOYMENT. However, they are asking for "an apartment building"! Something is not right here!
As such, the zoning should NOT ALLOW the use of "an apartment building". This is obviously a ploy and all the other uses are just a bait and switch if you allow for "an apartment building". It's going to be developed as a pure residential building with NO JOBS. If this was not the case, then they would not ask for "apartment building" as the use!!!
Another sell out to a developer at the expense of JOB CREATING LANDS AND THE PEOPLE OF ONTARIO.
FIRST the sell out of GREENBELT LANDS and NOW the sell out of EMPLOYMENT LANDS! - NEW HEADLINE FOR SURE IF THIS GOES THROUGH.
This is POOR PLANNING 100%! I cannot see how any educated and licensed planner would support "apartment" use on this site as GOOD PLANNING! What are the politicians and ministry/municipal staff doing??? DO YOUR DUE DILIGENCE!
These lands are not one of the same parcel as the existing long-term care! How is it 4.09 hectare site with long term care??? These lands could easily be sold off!!!! It's TWO different parcels!!!!
Look at all the lands this current provincial government approved outside of the Urban Boundary! That's not enough??!?!?! There are millions of square feet of residential use approvals within a 1 km radius! Not to mention all the other already designated Major Transit Station areas that have millions more!
AGAIN, why approve this for "APARTMENT" on the adjacent parcel next to the long-term care building? Someone is trying to pull the wool over your eyes and you are doing NOTHING!
