If there is no ability to reduce the front yard width with this legislation it would be appropriate to indicate that the front yard setback should not be changed by more than 10%. For a pie shaped lots a slight increase and front yard setback could increase the front yard width in an existing property which would negate the need to go to a committee of adjustment hearing. This takes time and is costly!
Front Yard Setbacks:
If the proposed regulation is approved, it would allow for a reduction in front yard setbacks by up to 10% in certain circumstances, as long as the development meets the other requirements of the by-law.
No Direct Reduction of Width:
While the regulation could lead to a reduction in front yard setbacks, it doesn't directly address front yard widths. Front yard width is typically a different aspect of zoning regulations, often tied to lot dimensions and requirements for landscaping or access.
