While removing minimum lot sizes, could potentially increase population density, reduce urban sprawl, improve housing affordability, and reduce municipality's ongoing servicing costs per unit, there are still limitations to how small a lot can get.
For example, the higher population density from the smaller lots may impact downstream servicing (water and sewer) capacity. Furthermore, the the smaller lots sizes will increase hard surfaces and result in higher flooding potential which will require larger central stormwater management facilities, while the opportunities for lot level stormwater quality and water balance controls (Low Impact Development) are diminished with the reduced lot sizes.
Other municipal concerns is the provision of driveways, utility furniture, and street trees are also impacted by smaller lot frontages.
