These MZOs would impose extreme, reckless density on Midtown—more than double comparable GTA developments—without the infrastructure to support it, overwhelming already strained roads, transit, the GO station, and the QEW. The Town’s OPA 70 already allows densities up to 6.0 FSI, which is exceptionally high by North American standards, making these excessive densities unnecessary and unacceptable. The MZOs also remove affordable housing requirements, undermining what is truly needed. This TOC is not about housing delivery, but about maximizing developer land value at the expense of livability, infrastructure, and the public interest. I vote NO on these MZOs.
Additionally, the current condo market with these types and size of units is struggling and not the housing needed in Ontario right now. There is a better plan for development in Oakville that meets the provinces growth goals in stabilized and responsible way.
