The Council of Tay Valley Township is in favour of increasing the supply of affordable housing. . However, care will need to be taken in Hamlets where houses are typically closer to each other as are wells and septic systems.

Tay Valley Township is concerned that residents will lose their right to appeal subdivisions under Bill 108. Similarly the Township is concerned that Council will lose its ability to create a vision for the community because de novo appeals are being reintroduced under the LPAT even though they were explicitly prevented by Bill 139 which had received strong support from AMO.

The Township is concerned about meeting the new shorter deadlines for Council to make a decision on applications for Official Plan amendments and Subdivisions as those are more complicated applications than zoning applications.

Finally, the Township is extremely concerned that by limiting inclusionary zoning to Transit Stations, opportunities for low income citizens will be concentrated in particular areas rather than dispersed throughout a municipality. As has been learned in the United States, concentration of poverty leads to very poor outcomes for municipalities as a whole and for those residents in particular.
