Currently the demand for housing is high and the availability of rental units are few. Builders are motivated to build larger houses to host fewer people. There is little extra tax for the impact of larger houses on the environment and the infrastructure to support them. They use more space, more infrastructure (such as having 5 bathrooms) and more material to build. There should be some more tax on larger homes and more incentives to build smaller more affordable homes or smaller apartment type units. 40 years ago the average family size was much larger and the homes were smaller.
