As a resident of the beautiful area I urge you to consider the following. In terms of environmental impact I'd like you to understand just the noise level residents are already experiencing due to heavy truck traffic. Early in the mornings and occasionally late at night. I live off the main route to the proposed location but very close nether the less. It is impossible to sleep with a window open due to the truck noise and during the day the constant noise from large trucks makes it impossible to focus on work when outside.

I don't care what impact assessment is made if you live in the area there is going to be a significant impact to the quality of life from every aspect. Truck noise, road safety, pollution and smell. These are fact and not assumptions. There will be financial impact as well I have no doubt. Property values will go down. I personally would not buy in West Hill again knowing this proposal could be approved.
