With respect to policy 3.1.9.9.1 regarding buffers within the settlement areas, although the Subwatershed Study can set a preliminary buffer, the buffer should be able to be refined through a more detailed analysis at the Environmental Impact Study stage, which would take into account the unique attributes, functions and sensitivities of each Natural Heritage Features.
