The province and cities are concerned about low cost rental housing. As a small landlord with forty years of experience, let me advise you about one important fact. You are working against yourself to get where you want to be. Small landlords are still collectively the biggest landlord in the province.

By your endlessly interfering with the residential rental business, you are discouraging potential landlords from entering the market. As for myself, I am leaving it this year. eg If a tenant doesn't pay his rent, it now takes nine months to get a hearing befor the Landlord Tenant Board. If a landlord has a mortgage, and most landlords do, how is he supposed to make his payments??

During Covid, landlords were denied a rent increase but property taxes weren't frozen. Then we get a 1.5% increase to cover two years. This year it is 2.5% while inflation is 6%. I could go on and on but surely you get the point. The Province of Ontario with some minor help from the cities has created this housing shortage -- full stop.

It took over forty years to get to this point and it will take many more years to return to a place where motivated individuals will make investments in residentil real estate again. I know what I am talking about -- I have been walking the walk for forty years.
