I understand that this proposed regulation change effectively eliminates R1 zoning - that is, zoning that excludes anything but a single detached home (with some exceptions).
I am opposed.
I understand the need for affordable housing. This can be achieved by having a maximum percentage of land area that is R1. It's not required or desirable to eliminate R1.
I live on a quiet street with large old trees. We have a 10 minute walk to an elementary school. We have a 10 minute walk to a store-front street. We have a 10 minute walk to office towers.
This is ideal: carefully mixing land use. Eliminating one kind of land use is a mistake.
If municipalities have over-used R1 zoning, then set a maximum use. But don't eliminate a useful tool for urban planning.
