Please consider a mechanism or framework to permit inclusionary zoning units (rental), affordable unit (rental), and attainable units (rental) to be included within an overall condominium structure for a development, so that it is not necessary to "carve out" these units from a condominium, while still maintaining safeguards to ensure these units remain as rental (e.g. use of Section 118 title restrictions on the condominium unit once created).
This would avoid the need for complicated design, construction, and legal "hoops" to keep a handful of units out of a condominium project.
Please also bring forward the proposed "standard form agreement" that is envisioned to be prescribed, so that there is a simple mechanism to secure these kinds of units rather than leaving this up to individual negotiations on a site-by-site basis with various municipalities where extraneous matters may become layered into the agreement.
