Building housing on the green belt will not solve the province’s housing crisis. I have spent my entire career in real estate, having worked on $4B of real estate deals in North America, including more that 4,000 housing units. The idea what housing and the environment are at odds are a false one. We must increase density in existing areas, in a way that can be maintained with infrastructure. Continued sprawl will not only damage the environment but continue to spread infrastructure and services too thin. The province needs more real missing middle mid rise, of 3,4,5, or 8 storey buildings. We must accelerate the development process and provide both time and density bonuses for sustainability in order to incentivize developers to do so. Developers have seen the best period in decades off the back of the green belt and the densification it drove. For that reason I’m opposed to this proposal and believe we should further densify existing areas.
