Has there been any study done on the number of Ontario residents owning second homes for an income stream. In particular those that are being used as short term rentals. The market value increase is such that those with income properties are hesitant to sell due to the large capital gains tax that would be triggered. Why not address that tax issue which if lower would encourage these properties to come to market. This would be helpful in addressing the housing shortage and at the same time save paving over green space.
