Great start with increasing the number of lots to 3. In certain areas, this should be increased to more units especially where homeowners have already partitioned their homes into multiple units. 3 units is not adding more units - it’s just legalizing what’s already happening, especially in urban areas.
Regional municipalities provide input on infrastructure and natural heritage system. There are significant opportunities to streamline the regions’ involvement without cutting them out of the process. Please consider streamlining measures that ensure that the natural heritage system continues to be protected into perpetuity.
It is seriously concerning that the government would ask conservation authorities to facilitate severing lands to be used for development. Conservation authorities mainly own land that contain natural hazards and ecologically sensitive areas. Please consider asking other public and private agencies and investors to look at their land holdings first. There should be disincentives in place to prevent land speculation. We are in an affordable housing crisis.
