It seems to me that the greenbelt release of lands is a foregone conclusion. Housing needs to be built and difficult decisions need to be made. This could also create a lot more housing. Deeply affordable housing. Any developer coming out of greenbelt is making between 80 and 120 times on their money or more, nobody less. This is a real fact. Why not make it part of the plan that 50% of the profit prior to capital gain has to go to support deeply affordable housing, 80% of CMHC AMR. Any developer should be happy with 40 to 60 times on their money! As a developer, i would be. If any developer says no to this, move to the next site. This is the only government that is going to release these lands to green belt and this solution is a win for all. There is no money out there for deeply affordable and supportive housing. Quite a lot can be found in this way.
