my main concerns are
1. flooding: the buffering function of the greenbelt may be compromised by the expansion of paved areas so I hope they would limit the single expansion of each area
2. infrastructure to serve new areas and paving should be made using more advanced materials such as permeable paving and natural flood reservoirs
3. developers should be mandated to build housing of a higher density type (multi family) and heated and cooled by geothermal methods to set a new standard for heating and cooling. other environmental guidelines might include rainwater collection or green roofs
in other words, it's an opportunity to demonstrate how housing can be less disruptive and can offset some of the harm caused by water runoff, reducing the need for huge stormwater infrastructure.
4. wildlife habitats and migration paths must be considered
5. I'd like to see a sliding ratio that takes impact into consideration rather than strictly 1:1 , with 1:1 as a bare minimum. if more acreage is available, why limit to 1:1?
