I oppose the Proposed Changes to Ontario Regulation 299/19: Additional Residential Units.
While I applaud the effort to increase density in urban areas where infrastructure is already in place, I oppose the removal the requirement for development fees in all cases and I oppose the removal of parkland dedication.
I believe that this regulation needs to be altered only after meaningful discussion with planning departments in urban centres of varying sizes, and that it is changed ONLY to incentivize densification in a way that works for municipalities.
For example, if a person wishes to add more units to their primary residence to increase affordable housing, this should be incentivized. However, if a developer is wanting to build large new homes onto a large lot they have purchased, where only one home sat before, of course development charges should apply. Developers make huge profits in cases like these. Some of those should go to pay for the increased burden on municipal infrastructure.
If the current government is truly trying to increase affordable housing, they should make regulations that fit what they say they are trying to do.
