I am horrified by Bill 23 and cannot believe this legislation is real.
Developers have always asked for more than they need, in order to be met in the middle at a reasonable development idea. If you are removing the need to rezone in many cases, developers can run rampant with the greed, building hideous inappropriate buildings in heritage towns. Cluttering in tall buildings will not solve the affordable planning crisis – PLANNING is required. This bill removes the need for planning and just allows the developers all power.
You are removing the municipalities ability to fight developers and inappropriate buildings! That is an outrage. Housing cannot be managed by a government that clearly does not care about the environment or the result of overbuilding. You clearly don’t care – but the municipalities do! Let them control the development without their areas based on proper and coherent feedback from the constituents who live in these areas.
I am so outraged at this bill, but I will not continue listing the many ways this undemocratic piece of crap legislation will destroy municipalities. Your only goal is to make developers rich. And you have forgotten one important reality- there is a lack of supplies and workers for your ridiculously under considered plan.
