It seems that the various bills and changes to acts are trying to transfer risk from private developers to the public. The public DOES NOT not agree with this premise and so many aspects of the bills and changes!
The City of Toronto and all Municipalities must be able to charge development charges for future infrastructure construction. Developers must pay to build future schools, hospitals, roads, road improvements, etc. needed for the new home owners. Existing taxpayers / property owners in the municipality should not have to pay for the infrastructure in their local tax bills.
Removing development charges, community benefits charges, etc. does not guarantee that the savings will be passed along to future property owners who buy homes from the developers!!
Subdivision plans must continue to dedicate parkland, green space, and provide community benefits, etc. Removing such dedicated lands and fees is unacceptable!!!
As a property owner and taxpayer I do not agree with the shift of the financial burden of growth-related infrastructure onto existing municipal taxpayers.
It seems that the changes increase profits for developers with no guarantee that future property and accommodations will be more affordable for owners and tenants. Increased developers' profits will be at the expense of taxpayers and the natural environment. THIS IS NOT ACCEPTABLE!
Amendments and changes must be made to the bills to reflect the concerns of the public and municipalities. Local taxpayers must not foot the bill for developers! It is time to consider the PEOPLE of this province, not developers!
