The proposed legislative reform will help accelerate missing-middle housing which has a lower construction price point than high-density housing, can be built faster, and, provides greater housing options (eg. unit sizes at a lower cost). For clarity, it would be helpful to understand if all 10 units or less site plan exemption would permit more than one 10 unit or less townhouse block. The legislation would imply that a builder could build multiple 10 unit or less blocks on a lot. Some clarity would be helpful to avoid potential conflicts or misunderstanding. Lastly, the exemption should include a regulation that exempts any 'additional dwelling units" from the primary unit. Building a 6 unit townhouse could preclude having a basement unit. This additional exemption would help small infill housing and provide greater housing choice meeting the intent of the missing middle planning goals. Thank you.
