Dear MMAH,

The only good part of this proposal is the MTSA density part. Revoke Bill 185 and the new PPS.

We have greave concerns about how the following will work if upper tier municipalities have no jurisdiction over and no ability to appeal lower tier planning documents:
-sewer/water (except Simcoe)
-major roads and transit
-social housing
-various social and emergency services
-public health

This is not a small thing. It is actually the role of government to make things work.

It's completely unclear who is coordinating watershed management without CA's.
It's completely unclear how you would maximize efficiency in delivery, cost, construction, execution, of ANY and ALL infrastructure with municipalities in control.
Water protection is gone. Growth management is gone.
Farm and NHS systems gone. So all we have left are scattered parks and the Greenbelt. That is not going to work. We will have real ecosystem problems.

I want to make it clear that if this goes ahead, with wetland and SAR protection as weak as it is, Lake Simcoe is is major major trouble.

I'm not sure what you are trying to accomplish, but it's not working. If you wanted to clear gridlock you would not build sprawl and highways, but you are.
If you wanted to provide more housing you would focus on affordable housing.

This policy proposal looks like a developers and land speculators dream. It's like it was written by developers whose only interest is flipping land. So, as we know that is your primary objective, that is clearly the plan. We will make sure as many people as possible understand that.
