My family has resided in Weston Downs since 1991 and during this time we have seen many changes, some of them very controversial. While we are not against changes especially when it comes to housing, bypassing standard and necessary studies to build the proposed project at Langstaff and 400 represents irresponsible decision and carries high risks. MZO ERO was created and to be applied, in case of emergency need and in rare occasions, we do not see an emergency in this case. The Region has already identified sites for intensification, and it should stay the course. Applying MZO ERO mandate to this project may establish a dangerous precedent that could destabilize the community. The area is already, and it has been for years, highly congested it does not need a high concentration of residential units. To keep in mind that the imminent development, already approved, of the land between Weston Rd. to the west, highway 400 to the east, Rutherford to the north and Langstaff to the south, will aggravate even further the existing situation in the area. The number of proposed units especially since almost 85% are projected to be a one-bedroom units, will for sure destabilize the harmony and demographics of the existing community. Do not create one other Finch and Weston or similar residential neighborhood.
We firmly believe that all standard studies such as impact of this development to the community, traffic, water supply and all other factors including community consultation, be conducted and considered before proceeding with approval of the project with or without applying MZO ERO mandate.
