-Langstaff and the 400 onramp are already congested, how can you allow the use of an MZO which eliminates the need for a transportation study....we already have traffic gridlock on Langstaff in this area
-I agree with the Region of York which opposes this proposal because "introducing new high density residential uses on a site-specific basis surrounded by employment uses would create an isolated community without close access to typical residential neighbourhood uses such as schools, community facilities, and walkable destinations"
-I agree with the Region of York which opposes this proposal because this isloated high density residential use will "destablize surrounding existing employment uses, creating potential compatibility issues"
-I agree with the Region of York which opposes this proposal becuase it will "place upward pressure on land values, discouraging the establishment of new employment businesss"
-there are many intensification areas in Vaughan and this is not one of them...the appropriate use of the MZO would be to advance a mixed-use project in one of Vaughan's planned intensification areas
-this land abuts the Highway 400 onramp on Langstaff and will interfere with this Highway 400 ramp right of way
-this has not been allocated a servicing allocation and is seeking to develop the site at a higher density than the planned York Regions's 2022 Water and Wastewater Master Plan so how can you use an MZO which does not require any studies
-municipal servicing for this high density proposal have not been taken into consideration in the City's Urban Water Plan so how can you use an MZO which requires no studies
-the Region of York has indicated that this site is in an identified area of concern due to known high water table conditions and confined artesian aquifier conditions, which would have geotechncial implications on the foundation and building stability so how are you going to allow use of an MZO which will approve this without the appropriate planning studies
