I urge the Ministry to only consider this MZO request if the proposed development ensures a meaningful portion of the housing—particularly the 46 to 210 affordable units—is secured as below-market rental. The need in Hamilton is for long-term, stable housing for real people and real families, not more for-profit condos or units that will be scooped up by investment funds.
If the government is serious about addressing the housing crisis, any project accelerated through an MZO must serve the public interest, not deepen the affordability gap. The affordable units must be permanently affordable, not temporarily discounted. Protections should also be in place to prevent ownership by corporate landlords or REITs, who drive up rent and reduce livability.
Do not approve this MZO unless these safeguards are legally binding. Fast-tracking development should not mean bypassing protections for the people who actually live here
