As a resident of Hamilton, I am writing to express my strong support for the requested MZO for the lands at 405 James Street North. This development represents a significant opportunity to address several critical needs within our city, and I believe the benefits far outweigh any potential concerns.
First and foremost, the proposed development will contribute significantly to increasing our housing supply, including much-needed affordable units. With 46-210 affordable units planned alongside 300 for-profit units and 132 stacked townhomes, this project offers a diverse range of housing options that can cater to various income levels and household sizes. This is crucial for improving housing affordability and accessibility in Hamilton, a challenge many residents currently face.
Furthermore, the location of this development is ideal. Situated within an "Urban Area" and near transit corridors, it aligns perfectly with principles of smart growth and transit-oriented development. Increasing density in areas well-served by public transportation reduces reliance on private vehicles, eases traffic congestion, and lowers our collective carbon footprint.
I also appreciate the proactive approach being taken to address the site's contamination. The commitment to remediating the soil and obtaining a record of site condition prior to development demonstrates a responsible approach to environmental stewardship. Turning a currently underutilized and contaminated site into a vibrant residential community is a net positive for our city.
Finally, the MZO's role in addressing timing concerns related to the Ontario Land Tribunal appeal is practical and efficient. Expediting this development means we can see much-needed housing constructed sooner, benefiting residents more quickly.
While I understand the Ministry is seeking feedback on potential environmental risks and financial impacts, I am confident that these can be effectively managed through the proposed remediation and the established zoning requirements. The long-term benefits of increased housing, particularly affordable housing, and the revitalization of a currently derelict site, are immense for the City of Hamilton.
I urge the Minister to approve this request and allow this vital development to proceed.
