As someone who was born and raised in Oakville and now works in commercial real estate, I am writing to express my strong opposition to the proposed Transit-Oriented Community (TOC) and the associated Minister’s Zoning Orders (MZOs).
1. Unreasonable Density: The proposed MZOs would impose extreme and reckless density on Midtown that far exceeds both provincial density targets and the densities permitted under Oakville’s Official Plan Amendment (OPA 70). This level of density is unacceptable without the necessary infrastructure and services to support it, and it will place unreasonable strain on roads, transit, community facilities, and local services. Trafalgar already has an inordinate amount of traffic.
2. Override of Local Planning: The TOC/MZO process appears to override the municipality’s carefully developed and publicly consulted planning process under OPA 70. Oakville’s Official Plan Amendment represents a community-approved planning framework; a provincially imposed MZO that disregards local planning undermines democratic engagement and good governance.
3. Lack of Justification and Urgency: There is no clear necessity to impose these MZOs now, especially since OPA 70 already meets provincial housing requirements and is ready to be implemented. The claim that the TOC will deliver housing faster is unsubstantiated, and imposing these MZOs risks locking in a plan that prioritizes developer interests over community needs.
4. Community and Livability Impacts: A development of this scale without adequate parks, community facilities, and supporting infrastructure will negatively affect quality of life for current and future residents. Thoughtful, sustainable community planning should prioritize complete communities with family housing, amenities, and transportation options that serve everyone.

For these reasons, I respectfully request that the proposed TOC and MZOs be reconsidered in favor of supporting the Town’s Official Plan Amendment (OPA 70), which better balances growth with livability and community values.
