I am writing to register my objection to the deeply flawed proposed ERO 025-1368.
1. It ignores the economic reality that the condo market has collapsed and will not be returning within a 5 to 10 year period best estimate. In the meantime, the one selected and privileged developer, Distrkt, can sit on the land while the Town has to invest in the infrastructure to support the development. That is a reprehensible waste of tax payer dollars.
2. It ignores the market reality that demand for small box like, 1 or 2 bedroom condos, is shrinking if it ever existed in the suburbs. People move out of the city to suburbs like Oakville to get access to larger lower cost space, relative to Toronto, to raise their families. Unlike the city, there are no lifestyle amenities for singles or couples here. What is going to drive demand?
3. The proposed density of this development is equivalent or even greater than cities like Manhattan or Hong Kong. It is clearly and horribly out of scale with the rest of Oakville.
4. Oakville all ready endures severe traffic congestion at the major intersections to the QEW - years of construction will not support sales of new condos.
4. This plan was makes a mockery of Oakville’s commitment to being a liveable city. People do want to live here because of its “ small town” character- this proposal if approved, will destroy it.
The Town of Oakville, supported by local residents associations, has a better, more market sensitive plan for Midtown Oakville which has all ready been approved. I would support that Plan.
