Proposed changes relate only to ‘new’ housing. If the goal is for housing to be available more quickly, use what is already there.
The potential for all existing building stock to address expanding affordable housing needs throughout the province should be made a priority, given the demonstrated economic efficiencies of renovation over new construction, and the negative environmental impacts of new construction and demolition. Housing policy should target renovation and retrofitting of all existing housing/residential areas before new construction, given also the greater potential for retention of established communities associated with existing neighbourhoods.
