Please find attached a letter from More Neighbours Toronto supporting gentle density and an end to exclusionary zoning. The letter highlights several key considerations to ensure that gentle density is feasible in cities throughout Ontario. These include the legalization of four units and multi-tenant housing as-of-right on residential sites, minimum built form standards, restructuring development charges to encourage multiplex construction and exempting small projects from community consultation when only minor variances are required. In addition, we suggest examining innovative measures implemented elsewhere, including Street Votes like in the UK to get community buy-in, land value taxes like Pennsylvania to incentivize more efficient land use, and legal structures for small-scale co-ownership similar to the strata regulations in BC.
