I fully support the comments and observations made in the December 15 submission attached.
Data indicates there is no need to expand urban boundaries. In Waterloo Region 30,000 housing units are draft plan approved and unbuilt. Thousands of units across the Golden Horseshoe are approved by municipalities awaiting developers to start building.
There is a lack of affordable rental units according to data. The majority of new housing starts are expensive greenfield housing units that few can afford. There is a disconnect between the housing needed and the housing being built. Building up in our existing communities is the best way to meet the needs of newcomers- through purpose built rental housing near transit.
Growth needs to drive and support prosperity for our communities and economy. Developer driven growth that is not consistent with demand for housing and economic growth will likely have a chilling effect on our economy.
Growth related infrastructure needs to be supported by development charges, to do otherwise places the burden on taxpayers and businesses. Sustainable growth that meets our future needs is the best way forward.
I urge the province to prioritize growth in existing urban areas and build out rapid transit in urban areas to support increased demand for affordable accessible housing.
