The City of Toronto desperately needs more connectivity and public transit. And, it is absolutely critical that additional density (above and beyond what has already been recommended) is pursued in the areas of PMTSAs and especially within walking distance of planned major transit stations. The minimum density figures proposed in OPA 570 are too low, especially at locations like MOSS PARK, FRONT-SPADINA and KING-BATHURST. Those are the most logical areas for more density and height. NIMBYism will destroy the City by preventing sustained growth and housing development through shortsightedness.
I would suggest increased minimum densities across PMTSAs, especially those closer to the City's core. There are smart ways to construct tall buildings where historically there have been mid-rise or low-rises. Anything that limits density and heights in the core simply renders investment within that area prohibitive and unappealing and will ultimately lead to less housing development and harm communities.
