The MTSAs and PMTSAs are an important part of ensuring that we support public investments in infrastructure with dense urban development - this will reduce reliance on the car, support transit use, protect natural areas and promote vibrant healthy communities. It is a priviledge to be located within walking distance of higher order transit, the opportunity should not be squandered by allowing lower density development in these locations. All of the MTSAs and PMTSAs being proposed by the City of Toronto contain minimum densities which a far too low and could result in underdevelopment of this limited land base. The Province should not approve these locations until the minimum densities are increased.
For example, we are developing a parcel of land with a potential direct connection to the Future Yonge Steeles Subway Station (PMTSA 760). The City set the minimum density at 1.5X coverage, whereas we are proposing a tower that generally conforms to the City's vision for the area and our density is more than 20X coverage. Specifically at this location the minimum density should be 10X or more. We would be happy with a minimum density of 22X. We would be happy to discuss this site in particular with the Ministry.
