This is a step in the right direction to alleviating housing shortage in Ontario. However, I would recommend that a closer attention is paid to development on shorelines in Settlement Areas.
Permitting up to three residential units on a shoreline property could lead to disruption in the biochemical composition of the waterbody through numerous ways including removal of shoreline vegetation.
It will be best to provide some restrictions to this law/policy when it comes to shoreline properties within Settlement Areas.
