I am vehemently opposed to this proposal. There are many intensification areas in Vaughan and this is not designated as one of them. The appropriate use of the MZO would be to advance a mixed-use project in one of Vaughan’s planned intensification areas. In addition, this land abuts the Highway 400 onramp on Langstaff and will interfere with this Highway 400 ramp right of way and drive much more congestion to an area already suffering from traffic gridlock. This has not been allocated a servicing allocation and is seeking to develop the site at a higher density than the planned York Regions’s 2022 Water and Wastewater Master Plan. How can this proposal seek to use an MZO which does not require any studies? As well the MZO does not take into account the municipal servicing for this high density proposal.
