Zoning regulations should be set relative to the unique circumstances found in various sized settlements. Various on-the-ground conditions may vary the standards that should be applied to a lot. For example, do you want to plan to allow a dwelling unit next to a provincial highway without an 'angular plane' applied to it? A 'one-size fits all' standard across all situations in the Province is not appropriate.
