We strongly object to this proposal and its planned development. We purchased a unit in the senior residence block at this site, currently under construction by Mon Sheong Foundation.

Misrepresentation given to us by Mon Sheong: we were not fully informed about this specific proposal when we committed to our purchase; only some buyers were vaguely told about a potential second phase.

Significant Shadowing and Loss of Natural Light: The proposed 38-storey towers will cast extensive shadows over the existing senior residence, particularly during different times of the day and year. This will drastically reduce natural sunlight for current residents, negatively impacting their well-being, mood, and potentially increasing reliance on artificial lighting.

Increased Density and Strain on On-Site Amenities: Adding 700 new life-lease units will dramatically increase the population density on the site. This could lead to overcrowding and strain on shared facilities within the senior complex (e.g., elevators, common areas, dining facilities, recreational spaces) that were originally planned for a much lower resident count, diminishing the quality of life for existing residents.

Unmanageable Traffic Congestion and Parking Impact: The influx of residents from 700 additional units, even if seniors, will significantly increase vehicular traffic on Apple Creek Boulevard and surrounding local roads. This will lead to severe congestion, making ingress and egress from the site challenging and impacting the broader community. Despite the parking podium, the sheer volume of new units raises concerns about adequate visitor parking and potential spillover onto local streets.

Prolonged Construction Disruption and Impact on Vulnerable Residents: The construction of two 38-storey towers will be a multi-year project, generating significant noise, dust, and vibration. This prolonged disruption will severely impact the peace, quiet, and comfort essential for senior residents, potentially affecting their health and enjoyment of their homes for an extended period.

Strain on Municipal Infrastructure and Services: Such a substantial increase in residential units will place immense pressure on existing municipal infrastructure, including water supply, wastewater treatment, stormwater management systems, and waste collection. These systems may not be adequately prepared to handle the increased demand, potentially leading to service issues for the entire area.

Erosion of Community Character and Planning Precedent: Allowing such a dramatic increase in height and density through an MZO amendment undermines the established planning framework and vision for the area. It sets a dangerous precedent, signaling that future developments can disregard existing community character and scale, leading to a piecemeal approach to urban planning rather than a cohesive strategy.

Compromised Emergency Service Access: The substantial increase in density and traffic on and around the site could impede the timely access of emergency vehicles (fire, ambulance, police) to both the new and existing buildings, potentially jeopardizing the safety and well-being of a vulnerable senior population.

Loss of Privacy and Overlooking: The height and proximity of the new towers will inevitably lead to direct overlooking of existing senior residences, significantly compromising the privacy of current residents in their homes and outdoor spaces.
