🏙️ 1. Neighborhood Character / Community Fit
The proposed high-rise development is completely out of character with the surrounding neighborhood.
Our community consists mostly of low-rise residential buildings, and introducing a 40+ storey tower would significantly alter the existing streetscape and atmosphere.
⸻
🚗 2. Traffic & Infrastructure Strain
A development of this scale would put immense pressure on local infrastructure, including roads, water systems, and public services.
Traffic congestion is already a concern in the area — this project would only make it worse.
⸻
🌳 3. Loss of Green Space / Sunlight / View
The height and size of the building would cast large shadows on nearby homes and public areas, affecting quality of life and potentially eliminating sunlight for certain residences.
It may also obstruct views and reduce access to green or open space.
⸻
🏘️ 4. Precedent / Slippery Slope
Approving this zoning amendment could set a dangerous precedent for future developments.
If one tower is allowed, what’s to stop developers from applying for more in the future, gradually eroding the existing zoning protections?
⸻
📉 5. Property Value Concerns
Homeowners in the area are concerned that the development could negatively affect property values due to overcrowding, noise, and a significant change in neighborhood identity.
⸻
🗣️ 6. Lack of Public Consultation / Transparency
Many residents feel that this process is being rushed without adequate community engagement.
We ask that council delay the vote until more residents are informed and consulted.
