It should be used as a multi use residential and commercial buildings. Originally, this was proposed for low income or geared to income housing. We have such a need for apartments and housing. Using it for anything other than multi-story development of apartment and condo buildings would be a travesty.
It could realistically be tiered as well. With specific floors (lower) be geared to income or lower income and as you get higher, so does the price. This is common practice anyway in most cities; whether it's condos, apartments or hotels.
There is so much space and so much land that could easily house several hundred families per building. You could easily build 2 apartment buildings in that location.
Commercial units on the main floor and apartments for several stories above it.
There needs to be sufficient underground parking to handle the load of the additional cars. Not 20, not 30, 2 stories underground supporting the parking needed for hundreds of cars. The area does not have the space or the municipal parking to handle this increase. Many of the streets are already filled with parked cars. Restaurants who are applying for their license and zoning have to provide proof of sufficient parking. This needs to be the same with buildings.
This needs to be incorporated directly into the plans from day 1.
