I strongly oppose the proposed Minister’s Zoning Orders for Sites 1–4 in Oakville.
While transit-oriented development is important, the proposed buildings—up to 56 storeys across multiple sites—are grossly out of scale with the surrounding low-rise commercial areas and far exceed what has been contemplated through Oakville’s Official Plan and local planning frameworks.
The use of MZOs bypasses municipal planning processes, limits meaningful public engagement, and removes local accountability without justification. There is also insufficient evidence that existing transit, roads, schools, and servicing infrastructure can support development of this magnitude.
Of particular concern is the proposed exemption from inclusionary zoning and community benefits, which eliminates affordable housing and public infrastructure contributions that should accompany developments of this scale.
Growth near transit should be achieved through transparent, locally led planning that ensures compatibility, infrastructure readiness, and community benefit—not through sweeping zoning overrides.
