There is nothing in here about increasing density around rapid transit.
If public transit is not the primary driver of density, you’ll end up with neighborhoods that become parking lots. I see this a lot in Barrhaven in Ottawa. There a whole areas that are hard to drive through because each property has 4 cars attached to it. It is hazardous for children to be walking to and from school or to play on the street.
With transit-focussed density, you give people the option to not have a car. Less people with cars means more local spending, more space on the roads for people who need to be there and safer streets for everyone.
Also, are you saying people who can need affordable housing don’t need parks? I don’t think you are because that’s cruel, but it sure reads like you are.
