In my view, the amendments to the Planning Act will not speed up approvals as intended, but will lead to excessive delays if LPAT decisions have to be appealed to the Provincial Court. The shorter timelines will lead to poorer and more controversial decisions.
My biggest concern with Schedule 12 is the reduced timeline for consideration of development proposals.
90 days does not allow enough time for good quality developments to be achieved in all cases.
Surely we do not want to build shabby homes, nor to create dysfunctional neighbourhoods.

Please do not remove Section 37. It has been a very important mechanism for achieving WIN-WIN situations, whereby both developers and citizens come to fruitful compromises.

Limiting inclusionary zoning to major transit station areas is wrong.
It will create ghettoes, for both rich and poor
It will undermine the intent of inclusionary zoning, which is to encourage a range of income levels throughout the city.
