Decision details
On October 9, 2025, application No. 54-C-258606 was approved with conditions. The application will permit the transfer of 0.9 hectares as a lot addition from PIN 61316-0176 to PIN 61316-0041. The land to be transferred contains two sheds and a garage associated with the residence on the benefitting lot.
The proposed benefitting lot (PIN 61316-0041) would be approximately 5.5 hectares in size and is accessed by a publicly maintained road from Highway 65. The benefitting lot has approximately 25 metres of frontage on the Montreal River and contains a house, shed and dock. The property is serviced by private well and septic system. The existing residential use is not proposed to change as a result of this application.
The proposed retained lot (PIN 61316-0176) lot will be approximately 54.9 hectares in size with approximately 785 metres of frontage on Highway 65. The property is currently vacant, and no buildings or structures are proposed as a result of this application.
The application was reviewed for consistency with the environmental policies of the Provincial Planning Statement 2024 (e.g., natural heritage, water quality protection). No comments were received. The decision to approve the consent is consistent with the Provincial Planning Statement and will not have a significant impact on the environment.
The approval can be appealed by a specified person or public body, as defined in s.1(1) of the Planning Act, using the procedure outlined below. Notice to appeal the decision to the Ontario Land Tribunal must be filed with the Minister of Municipal Affairs and Housing on or before October 29, 2025.
