Proposal summary

The Minister of Municipal Affairs and Housing has received a request from the landowner of 1541 Harwood Drive North in the Town of Ajax to revoke Ontario Regulation 367/24. The Ministry is seeking input and any additional information that may help inform the Minister’s decision-making.

Why consultation isn't required

Part II of the Environmental Bill of Rights Act, 1993 does not apply to proposals to make a Minister’s Zoning Order (MZO) under subsection 47(1) of the Planning Act, or to amend or revoke an MZO under subsection 47(8) of the Planning Act.

Although not required, the ministry is providing public notice of this request for consultation.

Proposal details

The Minister of Municipal Affairs and Housing, under subsection 47(8) of the Planning Act, is consulting on a proposal to revoke a Zoning Order, filed as Ontario Regulation (O. Reg.) 367/24. 

O. Reg. 367/24, filed on September 20, 2024, facilitates the development of a mixed-use building with approximately 198 apartment dwelling units on approximately 1.1 hectares of lands known municipally as 1541 Harwood Avenue North in the Town of Ajax. 

The landowner, Symmban Group has applied to revoke O. Reg. 367/24 to enable a revised development concept that would be pursued through the municipal planning process. 

To help ensure decisions are made in a transparent manner and support government priorities, the Ministry is seeking feedback on whether this request should be considered and any additional information that may help inform a decision.
