The Minister of Municipal Affairs and Housing consulted on a proposal, under subsection 47(8) of the Planning Act, to revoke the Zoning Order, filed as Ontario Regulation (O. Reg.) 367/24.
O. Reg. 367/24, filed on September 20, 2024, facilitates the development of a mixed-use building with approximately 198 apartment dwelling units on approximately 1.1 hectares of lands known municipally as 1541 Harwood Avenue North in the Town of Ajax.
The landowner, Symmban Group, requested to revoke O. Reg. 367/24 to enable a revised development concept that would be pursued through the municipal planning process.
With the filing of O. Reg. 36/26, O. Reg. 367/24 has been revoked and the site is subject to the in effect applicable municipal zoning by-law.
Effects of consultation
The Ministry did not receive any public or stakeholder comments about this requested MZO revocation.

Why consultation isn't required
Part II of the Environmental Bill of Rights Act, 1993 does not apply to proposals to make a Minister’s Zoning Order (MZO) under subsection 47(1) of the Planning Act, or to amend or revoke an MZO under subsection 47(8) of the Planning Act.
Although not required, the ministry is providing public notice of this request for consultation.
Proposal details
The Minister of Municipal Affairs and Housing, under subsection 47(8) of the Planning Act, is consulting on a proposal to revoke a Zoning Order, filed as Ontario Regulation (O. Reg.) 367/24.
