What is your interest in and/or experience with the implementation of enhanced development standards at the lot level (outside of buildings)? For example, are you a municipal staff member, homebuilder, planner, Indigenous representative, or member of the public?
I am a professional designer and planner who works extensively in delivering public realm projects.
In your experience, are enhanced development standards applied consistently across municipalities? Please provide examples where possible.
They are not, but different municipalities have different needs for enhanced development standards. What is required in downtown Toronto is entirely different than the context of rural Caledon, and that's perfectly okay.
What types of standards, should municipalities be allowed to apply outside of buildings and how do these requirements maintain the health and safety of the site if at all?
Green standards, minimum tree canopy requirements, aesthetic standards and guidelines that protect the character and identity of a town. Without this, developers would simply choose the fastest, cheapest way to build with no regard to history, the environment, or the needs of residents. Rescinding these standards is guaranteed to diminish the quality of life and urban fabric of all municipalities.
Do you / your organization have information about the short- and long-term costs of enhanced development standards at the lot level?
Yes. If you would like that information, you should engage with industry.
Do you have any additional comments or suggestions relating to site plan control or other related subjects?
City building takes time. The Development industry is using the government's "building more faster" mandate to further increase profit margins, disregard professional expertise, and create the crappiest product that the government will allow. It's disheartening that the government is falling for this, but I'm not surprised.
