Oakville Cannot Sustain These MZOs: Overpopulation and Infrastructure Overload

I strongly oppose the proposed MZOs for Midtown Oakville. These orders would impose extreme and unnecessary density on a community that is already overpopulated and struggling with inadequate infrastructure. Our local roads, transit systems, utilities, and community services are not developed to support the rapid population growth these MZOs would force. Instead of addressing these deficiencies, the proposal would intensify them, creating long‑term strain and reducing overall livability.
The TOC process has been driven behind closed doors, prioritizing developer interests over transparent municipal planning. This approach disregards years of public engagement and Council‑approved work under OPA 70—a plan that already delivers high density, aligns with provincial housing goals, and includes affordability requirements that the MZOs would eliminate. The Province is repeating the same governance failures seen in the Greenbelt scandal by overriding local planning to benefit private land value rather than the public good.
There is no urgency to justify these MZOs. The proponent’s own timeline shows no housing delivered before 2031, and the market has shifted away from the high‑rise micro‑unit model proposed. The only clear outcome of these MZOs would be to lock in speculative land value for a developer while removing the Town’s ability to plan responsibly for infrastructure capacity, real housing needs, and changing conditions.
OPA 70 is the better, faster, and more responsible alternative. It is ready to implement now, meets provincial housing targets, and respects both community input and infrastructure realities. For these reasons, I firmly oppose the proposed MZOs and urge the Province to withdraw them.
