The proposed MZO's do not comply with the plans put forward by the Town of Oakville, which comfortably meet provincial targets. The MZOs will create extreme density, and are, given the present state of the GTA condo market, unlikely ever to be built to these plans.
Oakville has a carefully thought through plan that meets requirements and plans for the whole midtown area, ensuring a livable community. The TOC does not do this. It provides a plan for a tiny percentage of the area, that only benefits the one developer, provides few community resources and would mean that benefits accrue principally to that developer, not to the residents or other possible developers in the surrounding area.
The proposed rollout (assuming enough presales are ever achieved) is over 25 years. The Oakville sponsored plan will be faster to achieve, more workable, have local support and be far more livable for the future residents. The proposed MZOs do not fit in with current traffic plans and will create excessive congestion.
I have tremendous concern that while Oakville town plans were done publicly with great local involvement, the MZOs relate to plans drawn up under confidentiality agreements, with a single pre-chosen developer, with minimal local consultation. This is similar to the Greenbelt scandal from a couple of years back.
Lets ensure local democracy, local views and the livability of the project for future residents are taken into account and reject the MZOs in favour of OPA 70 proposed by the Town of Oakville.
