As a long time resident of Oakville and a business owner in Ontario it is very surprising to see the lack of common sense happening with the currently proposed Oakville Go station TOC project.

Anyone that takes literally 15 minutes to actually study the proposal of 11 mega towers on 5 hectares of land in an area bounded by the Go station to the South, a creek to the West, and the QEW to the North can see that this makes no sense. Especially when you add in the ridiculous proposed density that would be among the highest in the world on par with places like Mongkok in Hong Kong.

Also the economic and viability case for these MZOs and this project has collapsed. The condominium market in Ontario has both collapsed and shifted, with the market no longer supporting high rise projects dominated by studios and one-bedroom units, which is the configuration this TOC proposes. Oakville needs family-oriented, complete-community housing, not investor-driven micro-units. The project will not proceed for at least five years, so there is no urgency or justification for imposing these MZOs now.

Their only effect is to lock in inflated land values for the developer.

IO should pause, shut down this TOC, withdraw the MZOs, and proceed with the Oakville Town's OPA 70, that is a responsible, deliverable, community-supported plan that is aligned with the changing market.

I vote NO for these MZOs. Queens Park and Oakville can work together to do better.
