It is very clear that the economics and viability of these MZOs and this project in particular are no longer supportive of moving forward. The condominium market has both collapsed and shifted, with the market no longer supporting high rise projects dominated by studios and one-bedroom units, which is the configuration this TOC proposes. Oakville needs family-oriented, complete-community housing, not investor-driven micro-units. The project will not proceed for at least five years, so there is no urgency or justification for imposing these MZOs now. Their only effect will be to lock-in inflated land values for the developer. IO should pause, shut down this TOC, withdraw the MZOs, and proceed with OPA 70, which is a more responsible, deliverable, community-supported plan that is aligned with the changing market and is supported by town of Oakville.
I have to say that based on everything I have heard about this project, I am very disappointed with how our provincial government leaders (and Rob Ford in particular given that the buck stops with him) have handled this matter thus far. While the Ministry is going through the required motions, it sure appears that it is doing so in a disingenuous manner and so far has given no indication that it wiling to listen to any of the input being provided by the community and other interested stakeholders. I (not to mention literally every single person I have spoken to about this matter) unequivocably vote NO for these MZOs. and hope that our government (which by the way I voted for) listens to reason.
