The density proposed by the Midtown TOC can’t be absorbed. The proposed density exceeds HongKong and Manhattan levels! Oakville’s OPA reflects appropriate levels of planning of amenities for families, and integrated infrastructure. The OPA is a blueprint for development of all 103 ha of Midtown, not just 5ha. It provides a stable base across 103 ha, with the needed certainty to multiple landowners and developers as the entire community is successfully built out.
These MZOs represent an override of local democracy. The Town’s official plan was developed transparently, with public input and Council approval. The TOC was advanced with superficial public consultation, behind closed doors in secrecy under NDAs and was handed to a pre determined developer, Distrikt. Distrikt’s co founder and President, Emil Toma, was recently involved in the receivership proceedings of Elderwood Properties, acting as corporate secretary and a director in relation to a paltry $10 million loan and a failed residential redevelopment. What process did IO follow to canvass the market for qualified parties, and what due diligence was undertaken to assess the financial and completion risk in handing the project to Distrikt?
