These MZOs would impose extreme and reckless density on Midtown—far exceeding that of any comparable development in the GTA—without the infrastructure required to support it. Trafalgar Road is already severely congested, and adding thousands of new residents in this location would be unworkable with the current road network. The existing traffic conditions are already unsustainable, and this level of intensification would push them beyond a breaking point.
Oakville is not a dense city, nor should it be forced to become one. Its livability is rooted in thoughtful planning, manageable growth, and infrastructure that aligns with scale. These MZOs ignore that balance entirely, overwhelming transportation and essential services that are already overstressed, including local roads, transit, the GO station, and the QEW.
The Town’s OPA 70 already permits densities of up to 6.0 FSI, which is exceptionally high by North American standards. These proposed densities are therefore neither necessary nor reasonable. Worse, the MZOs would remove affordable housing requirements—what is actually needed—further undermining the public benefit.
This Transit-Oriented Community proposal is not about delivering responsible housing solutions; it is about maximizing developer land value at the expense of infrastructure capacity, livability, and the long-term public interest.
I vote NO to these MZOs.
